We are able to offer advice as to how best to submit a planning application. Whilst relatively simple projects will require little more than the normal application form and associated drawings, more complex applications may require greater consideration as to how to apply and what should be included. We will always advise as to the level and extent of supporting information we believe will give your application the greatest chance of success.
It is important to acknowledge that we are now operating in an environment that is increasingly opposed to development of any kind and Local Planning Authorities are finding it much harder to approve even the most straightforward of schemes.
Amongst the constraints facing the Local Planning Authority in granting consent are a whole raft of new policies that continue to come forward from the EC downwards, insisting on assessments in terms of anything from the environment, sustainability, design, neighbour impact, human rights and so on. In addition all Local Planning Authorities are currently in the process of bringing forward entirely new policies that require much greater consultation with the public and more involvement of the 'stakeholders' in the process.
To make matters worse, the government has attempted to crack the whip on an already overstretched system by introducing targets coupled to financial penalties, to ensure that Local Planning Authorities reach decisions within certain time frames. The need to consider even the simplest of planning applications in all of this additional detail makes the job of development control much harder than it used to be, and often the line of least resistance for the Local Planning Authority is to refuse the application, thereby achieving their target and upsetting no one but the applicant.
